eSTATE & SAFETY RULES
1. Occupancy and use
Please respect the peace and safety of others and do not cause any disturbance to neighbouring residents on Honeybridge Estate or in the surrounding area, including to local wildlife. Not all guests of the Estate have access to all the areas mentioned so please respect the privacy of others and the virtual boundaries between each of the properties.
Use of the property you’ve booked and the grounds and facilities is restricted solely to those named in any booking correspondence and any pets or visitors agreed by us prior to your arrival. Under no circumstances must occupancy exceed the maximum occupancy number. The maximum occupancy numbers are:
Cottage: 5 adults plus 5 children
Barn: 8 adults plus 4 children
House: 12 adults plus 6 children
We reserve the right to enter the property for inspection during your stay if we consider that you may not be keeping to the Terms of your booking; and for the purposes of maintenance and housekeeping if applicable.
2. Visitors
Please note that occasional visitors, day guests and service providers are only allowed access to Honeybridge Estate with our prior written approval and between the hours agreed and they must not, in any event, remain at the property after 11pm or stay overnight. Unless you have exclusivity of the Estate, visitors are not permitted to use the shared leisure facilities. You are responsible for ensuring that your visitors are aware of this.
3. Cleaning
On departure, please ensure that the property is left in the same condition that you found it. Please remove all food from the cupboards and fridge, and ensure that the bins have been emptied and rubbish placed in the communal bins provided and all dishes are washed and put away. If you have occupied more than one property and shared catering arrangements, the correct inventory must be returned to each property.
If you are staying in the property for more than 8 days, our housekeeping team will attend the property at an agreed time to change the bed linen and towels, and clean generally throughout.
4. Health, disabilities & allergies
It is your responsibility to determine if Honeybridge Estate is suitable for all members of your party and any visitors. Please check with us when making your booking regarding any facilities you or others in your party might need including the suitability of access for the elderly or infirm. Most of the property at Honeybridge Estate is not wheelchair accessible and we do not offer any particular facilities for those with visual or hearing impairments.
Please also advise us of any allergies amongst your party. If anyone has an allergy to feathers, they are advised to bring their own pillows and duvet with you.
If anyone has any allergies to animals, please be aware your accommodation might have traces of previous pets and there may be pets on the Estate during your visit. There are also neighbouring farm animals at close proximity.
5. Noise and litter
In order to respect our neighbours’ rights to enjoy the peaceful, tranquil setting of their homes (not to mention others staying at Honeybridge Estate), we ask all our guests to show consideration in all matters, and especially with regard to noise and litter of the neighbourhood. We ask you to adhere to the following:
Please do not set up music systems outdoors.
Please limit the volume of music playing indoors so it cannot be heard outside.
After 10pm please use the terraces and gardens as quiet areas.
Please do not leave any litter on Honeybridge Estate or in the surrounding area.
6. Fireworks and Candles
No fireworks, candles or incense are permitted at Honeybridge Estate at any time.
7. Open fires, fire pits, BBq’s and fire safety
Whenever lighting any flames (for use of open fires, fire pits or BBQs) please do not leave the area unattended and ensure that the flames are totally subsided before doing so.
When using any open fires, please use the fireguards provided. Please do not burn anything other than the logs provided or newspapers in the open fires (or fire pits) and do not place anything flammable within a meter of any fire source when it is burning.
Please ensure that any fire is safely out when you leave the property and/or go to bed.
8. Smoking
All indoor areas at Honeybridge Estate (including the Games Room, the Pool & Spa and the Summer House) are designated as smoke-free zones and our guests are not permitted to smoke any substance indoors. This includes tobacco and tobacco-related products such as, but not limited to, cigarettes, e-cigarettes, pipes, cigars, snuff, chewing tobacco and vapes. Any breach of this or the 2006 Health Act will result in immediate termination of occupancy.
If you smoke outdoors, you must dispose of all your related paraphernalia safely and leave no trace of them (or any nicotine pouches) anywhere on the grounds.
Any breach of this rule by you or any member of your party (including day visitors) may affect the return of your security deposit.
9. DRUGS
The use, consumption or possession of any illegal drug, including those set out in Schedule 2 of the Misuse of Drugs Act 1971 (as amended or updated from time to time), is strictly prohibited anywhere at Honeybridge Estate. Any breach of this rule by you or any member of your party (including day visitors) will result in an immediate termination of your occupancy and may affect the return of your security deposit.
10. Dogs
Dogs are only permitted at Honeybridge Estate with our prior written approval and the following must be adhered to:
Dogs are not to be left anywhere on the estate (indoors or outdoors) unsupervised and you must remove all traces (inside and outside) from the property of its occupation before you leave. In particular, dog mess is an eyesore and a health hazard and those in charge of dogs have a legal duty to clean up every time your dog messes in a public place. We provide disposable bags, which are left by the dog bowls upon arrival. Please be sure to use them whenever your dog(s) are taken out for a walk and scoop up any mess.
If your dog has been for a swim in one of the ponds, or rolled around in the mud, please ensure that it is thoroughly wiped down and cleaned prior to it re-entering any of the buildings at Honeybridge Estate. You are advised to use the laundry area for that purpose but please do not use any of the white towels to rub your dog down, use only the coloured towels provided.
Dogs are not allowed in the pool area, on any of the furniture or in the carpeted areas of any of the buildings (including in the Games Room).
Please ensure that all flea and worming treatments for your dog(s) are up to date.
Some of the above rules do not apply to registered service dogs. If you intend to bring a service dog with you, please let us know at the time of booking.
We may make an additional, reasonable charge for professional cleaning after your occupancy due to any pets that have stayed at the property.
11. Maintenance, breakages or damage
Please let us know as soon as possible about any breakages, damage or if anything in the property is not working properly.
12. Septic Tank
Please do not flush any items other than human waste and the toilet roll provided down any of the toilets as this can affect the septic tank, which we depend upon for effective sewage.
13. Security
Our insurance requires that the property is secure whenever it is left unoccupied. This means ensuring that all windows and external doors are locked, including the terrace doors at ground level and above whenever you leave the Estate.
Please check that all the ground floor external doors and windows (in the House and Cottage) are locked at night.
Please check that the doors to the pool area are locked and that the pool cover and the hot tub covers are closed whenever the areas are left unattended.
Please note we do not take responsibility for your personal belongings and we are not liable for any loss.
14. Shared Facilities
We ask you to self-regulate and take turns using the shared facilities with others at Honeybridge Estate.
15. Safety
All facilities, leisure areas, the fishing lake and grounds are unsupervised and unattended and use is entirely at your own risk.
It is the parent or guardian’s responsibility to supervise their children’s safety and conduct at all times while on site.
You are required to follow any safety advice provided to you at all times.
16. Wi-Fi
The internet connection is provided for your convenience for general use subject to technical availability, but you are responsible for safe and appropriate use, and for abiding by all copyright regulations (including but not limited to downloading any protected or prohibited content). It is not intended or suited for heavy media streaming, online gaming, extensive uploads or downloads.
17. Games Room
Please supervise your children at all times and make sure to close the Games Room door whenever you leave it. Please also leave the Games Room tidy after each use and return any of the games or equipment you borrow so that others can find them after you.
18. zip wire
When using the Zip Wire, you and your party must abide by the following rules:
The Zip Wire padlock code may be given to the main responsible adult in any family/group but must not be shared with others.
It is crucial that the Zip Wire is padlocked securely after each time it is used.
All use of the Zip Wire must be closely supervised by a responsible adult.
Children under the age of seven are not allowed to use the zip wire in any circumstances and no more than one person can ride on the Zip Wire at a time.
Anyone with any underlying medical conditions should not use the Zip Wire without approval from their doctor.
Use of the Zip Wire is not permitted in adverse weather conditions.
We reserve the right to withdraw permitted usage of the Zip Wire at any time without explanation.
Recommended dress code: Flat shoes should be worn and laces tied securely; jewellery and any loose clothing should be removed and long hair tied back.
We take no responsibility for accidents that might occur.
19. Fishing and Wild Swimming
The fishing lake is well stocked with carp. We allow only catch and release and do not permit use of any barbed hooks (including micro or crushed barbs).
Please follow these rules and safety advice regarding wild swimming, and do not swim or permit your guests to swim if you have any concerns at all:
The lake depth varies from approximately 1m to 2.5m, and the average estimated additional depth of the silt at the bottom of the lake is up to 1m.
Please ensure children are not left unsupervised in or around the lake at any time.
Children under the age of 7 are not allowed to swim in the lake and all swimmers under the age of 16, regardless of ability, must be supervised at all times by a responsible adult (over the age of 18) who can swim and is able to assist in case of danger.
All swimmers and supervisors should familiarize themselves with the location of the lifebuoy rings provided and have a charged mobile telephone to hand in order to alert emergency services in case of need.
No lone swimming.
No swimming after dusk and before dawn.
Pregnant women and anyone with any underlying medical conditions should not swim in the lake without approval from their doctor.
No jumping or diving into the lake. This is crucial for your own safety particularly in the colder months to minimize the risk of cold water shock. We suggest you check the temperature of the water prior to entering the lake.
Do not swim within an hour of consuming a large meal or alcohol.
We advise against swimming in the lake in adverse weather conditions.
Do not swim or permit others to swim in the lake if you have any concerns at all.
Please only use the coloured towels provided for outdoor use.
Swimming outdoors elsewhere on the Estate is not permitted (including in the fountain or ornamental pond).
Please be aware that all activities around the lake are undertaken at your own risk and Honeybridge Estate takes no responsibility for any accidents that may occur.
20. sauna
When using the sauna, you and your party must abide by the following rules:
Children under the age of 12 are not permitted in the sauna and anyone aged 12-17 needs to be supervised by a responsible adult.
Prolonged periods in the sauna may be dangerous to your health. We suggest no more than 20 minutes for an adult in one session and no more than 5 minutes for those aged 12-17. After the sauna it is advisable to rest for 20 minutes and drink plenty of fluids.
Do not use the sauna if you are pregnant or think you may be pregnant.
Do not use the sauna if you have had sickness or diarrhoea within the last 14 days.
People on medication or with a complex medical history should consult a doctor before using the sauna.
Do not enter the sauna for at least an hour after strenuous exercise or the consumption of any alcohol or drugs. The use of alcohol, drugs and/or medication, combined with heat, can greatly increase the risk to your health.
Do not apply lotions, oils, make up or skin creams either before or while in the sauna. It is advised that you take a hot shower before using the sauna to remove any previously applied.
Food, drinks and electrical equipment (including phones) are not permitted in the sauna.
21. Pool and/or hot tub
All activities around the pool and hot tubs are undertaken at your own risk and Honeybridge Estate takes no responsibility for any accidents that may occur. When using the pool and hot tubs, you and all members of your party must abide by the following rules and safety guidance:
There is no lifeguard supervision and the pool depth varies from 1.2-2.4 meters.
All children under the age of 16, regardless of ability, must be supervised in or around the swimming pool or hot tubs at all times by a responsible adult (over the age of 18) who can swim and is able assist in case of danger. The responsible adult should familiarize themselves with the location of the safety equipment provided by the pool (a float and a pole) and note that there is a telephone situated on the wall adjacent to the changing area and a defibrillator in the laundry room.
All children that are not fully potty trained must wear swimming nappies when entering the pool. Children under the age of five are not allowed to enter the hot tub under any circumstances.
Do not play music or dim the lights in the pool area if children are anywhere in the vicinity.
Pregnant women should not use hot tubs.
Do not swim or use the hot tub within an hour of consuming a large meal or alcohol.
Do not use the pool or hot tub if you have had diarrhoea or repeated vomiting within the last 14 days.
Guests with heart disease, high blood pressure, diabetes or other medical disorders should check with their doctor before using a hot tub.
Remove any body lotions and oils before entering the pool or hot tub to prevent damage to the filters. It is advised that you take a hot shower to remove any previously applied. Similarly, do not add any detergents or foaming agents like bubble bath, shower gel or essential oils to the water.
No running around the pool area, the surfaces may be slippery.
No jumping or diving into the pool or the hot tub.
No lone swimming.
Smoking and alcohol are not permitted in the pool area or in or around the hot tub. Similarly, no food, glass containers or use of electrical equipment is permitted.
It is recommended that users limit continuous periods in the hot tub to 15 minutes. Long hair must be tied back and users should not submerge their heads in the hot tub.
The swimming pool and hot tubs should be covered at all times when they are not in use and whenever the area is left unattended. The keys to the pool cover (and outdoor hot tub covers) should be held securely by a responsible adult in your party.
Please inform us immediately if the swimming pool or hot tub appears faulty, or is otherwise in an unsuitable condition. Our maintenance team makes regular checks of the pool and hot tubs to ensure that the chlorine levels are appropriate (typically before 10am). Whenever we refill the hot tubs (such as between guests or for health and safety reasons), the hot tub may not reach its optimum temperature until the following day (which might mean the day after your arrival if there is a departure on the day of your arrival).
